Note: Actual rent/income is hard to manipulate by sellers, so expenses and vacancy are the main manipulation areas. This worksheet allows you to easily change vacancy, expenses, etc. and see the resulting effect on price. Very importantly, you can compare apples-to-apples the line items expenses/sf to the range and median of those which are typical.


Worksheet 2: Leases and weighted & non-weighted rent per sf calculations, and more.


Worksheet 3: Lease expirations showing dollars expiring and percent expiring per year. This presentation is completely automated from data inputed into the "Lease" Worksheet 2.
