I agree mostly with Sacha DSCR and ICR are the most important. It is Saturday so I don't feel like crunching... but mostly Mehdi you should streach the lending at DSCR 1.2 at the minimum from the first year of payment... monthly repayment…
Cost of debt depends on credit rating. Rating is hugely influenced by interest coverage ratio and debt service coverage ratio. I have tried to estimate the ICR and DSCR based on teh data provided by Mehdi.
